Buyer’s Inspection

Pre-Listing Inspection
Before putting a home on the market, sellers should make sure that they fully understand the property they are selling. During a Pre-Listing Inspection, we help sellers understand what repairs could benefit the property and what they should discuss openly and honestly with potential buyers.
New Construction Inspection
Before a home undergoes a final walk-through with the builder, you should have a New Construction Inspection performed to ensure that the home is safe and move-in ready. We search the home for constructional defects that should be addressed by the builder in preparation for the walk-through.
New Construction Phase Inspections
Having a new home inspected at important phases throughout the construction process can prevent defects from being sealed away at the next step of building. We offer New Construction Phase Inspections that are completed at the rough-in/pre-pour, end of framing, and final walk-through phases.
11th Month Warranty Inspection
When a new home is sold, it typically comes with a 12-month warranty from the builder that protects the new owner from having to pay for certain defects in construction. During an 11th Month Warranty Inspection, we help owners by finding the defects in the home that they are eligible to request repairs for before the warranty is over.
4 Point Inspection

Swimming Pool / Hot Tub Inspection
Swimming pools and hot tubs are an important part of the home to keep safe and in good working-order. We offer Swimming Pool/ Hot Tub Inspections through a third-party.
Sprinkler System Inspection
Sprinkler systems have many components that need to be kept in good working order. We offer Sprinkler System Inspections that can be added on during other inspection services.
Thermal Imaging Camera
We use a Thermal Imaging Camera as needed during our inspection services at no additional cost. The camera picks up on infrared energy, showing us cool and hot spots not visible to the naked eye. With this information, we can find hidden moisture intrusion or improper insulation that would otherwise go unnoticed.
Aerial Drone
We use an Aerial Drone in situations where a roof is unsafe to walk on foot or when it is beneficial to see the roof from a different angle. The drone collects high-quality images from above the property for closer examination.
Moisture Meter
A Moisture Meter measures the amount of moisture in the air, helping us understand where to look for leaks, moisture intrusion, and possible mold growth.
Carbon Monoxide Detector
Carbon Monoxide exposure can be fatal, but the gas can easily go unnoticed as it has no color or odor. We use a Carbon Monoxide Detector during our inspection services to ensure the home is safe from the toxic gas.
Gas Leak Detector
Gas in the home is a fire hazard and a health risk. We use a Gas Leak Detector during our inspections to find if a leak is present and determine its location so the issue can be resolved.
Infrared Thermometer
We use an infrared thermometer to infer temperature readings from numerous components within your home using thermal radiation and laser technology.
